Pickle1 to Open in Lower Manhattan: Pickle1 LLC has signed a ten-year lease for a 5,060-square-foot retail space at 100 Pearl Street in Manhattan’s Financial District. The new indoor pickleball club is set to open in the summer of 2025, offering three professional courts with 24-foot-high ceilings in a modern, light-filled space.
Expanding Sports Offerings at 100 Pearl
The addition of Pickle1 strengthens the building’s focus on wellness and recreational amenities, joining the OPEN Squash facility, which has been operating there since 2022. Pickle1 will be the only purpose-built indoor pickleball club in Lower Manhattan, bringing a dynamic sports option to the area.
Pickleball is one of the fastest-growing sports in the U.S., and this new facility aims to provide a space for casual and competitive play. The club will offer hourly court reservations, OpenPlay sessions, leagues, tournaments, clinics, and kids’ classes for players of all skill levels.
A New Community Hub for Pickleball Enthusiasts

The lease agreement was facilitated by Allen Gurevich of GFP Real Estate and Andrew Taub of Newmark, representing Commerz Real, while Steven Evans and Emre Bozkurt of Platinum Properties represented Pickle1.

Originally known as 7 Hanover Square, 100 Pearl Street was redeveloped in 2021 and is now a 964,175-square-foot office building. The property is 96% leased, housing tenants such as NYC Health + Hospitals, the Securities and Exchange Commission, and the New York Legal Assistance Group.
Located between Water and Pearl Streets, the building offers prime downtown views and easy access to public transportation. Its proximity to Stone Street’s bars and restaurants further enhances its appeal as a vibrant workspace.
