The real estate firm has inked a nearly 41,000-square-foot lease with a burgeoning pickleball franchise, setting the stage for a significant new addition to the local sports scene.
Samrat “Sam” Sood, who will operate the new Pickleball Kingdom location, is set to transform the 1100 Negron Drive facility into a state-of-the-art pickleball haven. The expansive 14-court setup will feature not only top-tier playing surfaces but also conference rooms, meeting spaces, a lounge area, ample parking, and a mezzanine offering a bird’s-eye view of the action. This facility, completed last year and strategically located near the junction of Interstate 195 and Route 130, is expected to open its doors this fall.

The newly leased building, a single-story structure spanning 40,500 square feet, boasts 26-foot clear ceiling heights and is situated just a mile from Exit 7A on the New Jersey Turnpike. This deal is a key addition to Denholtz’s expanding light industrial portfolio, which includes other significant projects such as a 32,147-square-foot facility in Robbinsville and a 101,116-square-foot development in Freehold.
