3rd Shot Pickleball Unveils Massive High-End Facility in Sheridan, Colorado

3rd Shot Pickleball, led by founder Adam Kahn, is expanding once again, this time securing a 43,000-square-foot former furniture store in Sheridan, Colorado. The new location, set to open in the fall, will be the company’s largest and most advanced facility, featuring 16 courts, a mezzanine for lounge space, and premium amenities.

Expanding in Prime Real Estate

Adam Kahn has a strategy when it comes to selecting locations for his pickleball clubs: he prefers large retail spaces with high ceilings, ample parking, and open floor plans. His latest venture, located at 3950 Riverpoint Parkway, meets all these requirements.

“There’s challenges with real estate … You got to have the right ceiling height, the right column spacing, the right parking and the right zoning,” Kahn said. “All of those things are critical and they’re not necessarily easy to find a building that has all of those characteristics.”

The Sheridan location will be 3rd Shot’s sixth facility, following successful clubs in Longmont and Wheat Ridge, Colorado; two locations in Indiana; and a venue in Nevada. A second Indiana location is also set to open next month.

Premium Features and High-End Buildout

Kahn plans to invest over $2 million into transforming the former Conn’s HomePlus furniture store into a premier pickleball destination. The facility will include:

  • 16 courts, including four professional-sized courts

  • A full bar and pro shop

  • Private event rooms

  • A 26-foot ceiling with $250,000 worth of acoustic foam to reduce noise

  • $12,000 Laykold surfacing per court, the same material used at the U.S. Open

“No other club in Colorado has that,” Kahn said of the mezzanine, which will offer extra viewing and lounge space.

A Profitable and Growing Business

3rd Shot Pickleball follows a semi-private club model, allowing both members and non-members to play. Members pay $68 per month, which grants them access to discounted rates. A member pays $6 per person for doubles per hour, while non-members pay $10.

This approach has been highly profitable, with the Wheat Ridge location generating over $1.8 million in its first full year in 2024. The company currently has 1,500 members, and all locations are performing well.

“All the clubs are profitable,” Kahn confirmed.

Backed by Key Investors and Industry Experts

Unlike other pickleball ventures, 3rd Shot Pickleball does not operate on a franchise model. Instead, Kahn and his team select operators for each market and provide them with an ownership stake in their facility.

His core investment team includes:

  • Dale Katechis, founder of Oskar Blues Brewing Co.

  • Wayne Williamson and David Bailey, longtime business partners

  • Rick Witsken, co-founder of the National Pickleball League and a decorated professional player

Kahn is also actively searching for new locations, with another Colorado expansion already in the works.

“We have one in mind that I can’t disclose yet,” he hinted. “But we’re actively pursuing.”
