Tower Hill Plans Approved for 3 Pickleball Courts: In a move that has local residents buzzing, the Sussex County Planning & Zoning Commission has put its stamp of approval on key aspects of the Tower Hill cluster subdivision, a sprawling 134-acre development on New Road near Lewes. During a meeting on July 10, the commission addressed developer Carl M. Freeman Companies’ requests for amendments to the subdivision’s approval conditions, paving the way for an exciting mix of amenities.

Amenities Taking Shape

The spotlight of the Tower Hill development is its commitment to offering a diverse array of amenities, designed to cater to both active and leisurely pursuits. On the west side of Lynn Road, residents can look forward to a 2.8-acre complex featuring a clubhouse, pool, spa, two bocce ball courts, and three pickleball courts. That’s right—pickleball enthusiasts searching for courts will find their needs met right here. The west side will also include 24 community garden plots, two fireplaces, a grilling area, and a nature trail.

Across Lynn Road, the east side will host a range of family-friendly features, including an activity playfield, a tot lot, a fitness area, three pocket parks, a little library, and another nature trail, all covering 2.19 acres. The commission’s nod confirms that these plans align with the subdivision’s conditions of approval.

Timing and Changes

In a notable update, the commission amended a previously set condition. Originally, all amenities were required to be completed before issuing the 140th building permit. However, the commission has now allowed for the tot lot, gathering area, and pocket parks on the east side to be completed within one year after the base paving of streets. This adjustment reflects a flexible approach to ensuring the community’s amenities are developed in tandem with its growth.

A Vision of Growth

As Tower Hill progresses, it’s clear that New Road near Lewes is becoming a prime location for new developments. Nearby, Lewes Waterfront Preserve is already taking shape with 89 townhomes, and Black Oak, a 127-lot subdivision, is underway on 77 acres. These developments, along with future infrastructure upgrades, signal a period of significant transformation for the area.

Planned improvements to New Road include elevating and replacing the bridge over Canary Creek, set to commence in 2026. Additionally, the Minos Conaway interchange project will bring a new roundabout at the Nassau Road intersection, starting later this summer and wrapping up by mid-2027. These enhancements are poised to further bolster New Road’s appeal as a sought-after address.

In addition to its modern amenities, the Tower Hill development respects its historical context. During the commission’s public hearing, archaeologist Edward Otter revealed that an area of the parcel had been preserved after the discovery of significant artifacts. These include oyster and clam shells, pottery fragments, and stone tools, dating from 1280 to 1580. This respect for historical preservation adds a layer of depth to Tower Hill’s commitment to the community and its heritage.

As Tower Hill’s amenities begin to take shape, residents will find not only new pickleball courts but also a host of other features designed to enrich their lives.
