The project will also include five workforce housing units for residents earning up to 120% of the area’s median income.
The building will feature about 10,000 square feet of commercial space for a privately operated indoor pickleball facility. The courts will be located on the rooftop along with related amenities. Another 4,000 square feet will be set aside for commercial or restaurant use on the first and mezzanine floors at the corner of 15th and Adams Streets.

The development is the result of a settlement agreement between the City of Hoboken and the site owner, Advance at Hoboken LLC. The city announced the settlement in a statement on Thursday. This agreement resolves earlier legal disputes over affordable housing requirements connected to the Harlow project in the North End Rehabilitation Area, which was formally adopted by the city council in 2021.
