High-Flying Pickleball Lands in Dallas Tower: On the 33rd floor of Dallas’ newly transformed Peridot Residences, residents are getting more than just a stunning view. They’re getting a taste of luxury wellness like never before, with high-end amenities such as a Pilates studio, spa-grade saunas, a sports lounge—and yes, an indoor pickleball court. This isn’t just any court, either; Pacific Elm Properties claims it’s the first of its kind in a luxury high-rise. Think about it: pickleball, 33 stories up.
Dallas Innovates first reported on the ambitious office-to-residential transformation of Santander Tower back in 2022, but this Wellness Floor is clearly the project’s crowning touch.
Pioneering Wellness on the 33rd Floor
The 33rd floor of the 50-story Santander Tower, now dubbed the Wellness Floor, is all about setting new standards in high-rise living. Pacific Elm’s founder, Jonas Woods, explained the goal was to offer amenities that “serve as a key differentiator” from anything else in the Dallas high-rise scene. Pacific Elm teamed up with development partner Mintwood to introduce a space that isn’t just luxurious but also laser-focused on well-being.
“In developing Peridot, we knew that taking advantage of the existing office floor plate to introduce unparalleled amenities would serve as a key differentiator from other high-rise multifamily projects in the Dallas region,” Woods said. And from the looks of it, he’s right on the money.
From Office Floors to Residential Luxury
The Wellness Floor is just one part of Santander Tower’s broader adaptive reuse mission. This transformation turned old office spaces into 14 floors of high-end residences, each packed with amenities designed to redefine downtown living. Katy Slade, founder of Mintwood, sees it as a game-changer for Dallas. “Anchoring Peridot with distinct amenities has proven to be the right approach to add value for residents,” Slade noted. “We saw this project as an opportunity to bring a dynamic, best-in-class living experience to Downtown Dallas.”
And it’s not just about pickleball. Peridot residents can enjoy a pool deck that looks like it was plucked straight out of a resort, complete with poolside food and drink service, plus a private outdoor area with a fire pit and grill. For the fitness-minded, there’s a state-of-the-art gym, rentable private offices, storage units, and even a game lounge. Everything is designed to make the Peridot experience as immersive and luxurious as possible.
Peridot Living: The Full Package
So, what’s it like to live here? Peridot offers one- and two-bedroom units ranging from 600 to 1,500 square feet. In true luxury style, residents also gain access to the exclusive Tower Club, an indoor and outdoor social hub. Dallas-based WDG Architecture designed the Peridot, while Swoon the Studio worked on the interiors, bringing that sleek, upscale look into every corner. The general contracting was handled by Adolfson & Peterson, ensuring the project turned vision into reality.
With Peridot, Santander Tower is pulling out all the stops, setting a new bar for high-rise luxury living that doesn’t just boast great views—it brings wellness, convenience, and a touch of exclusivity right to the residents’ doorstep. And that pickleball court? Just the cherry on top of this 33-story treat.
